Portfolio & Properties
Track every property you own or manage from a single screen in the Command tab.
Portfolio Overview
The portfolio view shows:
•Property cards — each property with address, photo, key metrics, and status
•Summary stats — total units, occupancy rate, monthly cash flow, portfolio value
•Sort and filter — by status (active, vacant, under renovation), type, or market
•Map view — see all properties plotted geographically
Adding Properties
Add a property to your portfolio:
1.Tap Add Property from the Command tab or dashboard
2.Enter the address — details are auto-populated when available
3.Add property details: type, bedrooms, bathrooms, square footage
4.Set financial info: purchase price, current value, monthly rent, expenses
5.Upload photos (optional but recommended)
6.Save
Property Detail Screen
Tap any property card to see its full profile:
Overview Tab
•Address, photos, and basic details
•Current status (occupied, vacant, under renovation, for sale)
•Key financial metrics (cash flow, cap rate, equity)
•Assigned tenants (if applicable)
Financials Tab
•Income history — rent collected by month
•Expense history — maintenance, insurance, taxes, management fees
•Net operating income (NOI)
•Cash-on-cash return
•Appreciation tracking
Maintenance Tab
•Open work orders with status and assigned vendor
•Maintenance history
•Scheduled preventive maintenance
•Cost tracking by category
Documents Tab
•Lease agreements
•Inspection reports
•Insurance policies
•Property tax records
•Renovation plans and receipts
Activity Tab
•Timeline of all events related to this property
•Agent actions (emails sent, research done, reports generated)
•Notes from you or your team
Maintenance Management
When a maintenance issue comes up:
1.It's logged in the property's Maintenance tab (either by you, a tenant, or your Leasing Agent)
2.The Leasing Agent categorizes it by urgency and type
3.A vendor is suggested from your contacts
4.A work order is drafted for your approval
5.Once approved, the agent coordinates with the vendor and tenant
6.Completion is tracked with photos and final cost
Bulk Actions
From the portfolio view, select multiple properties to:
•Export data to CSV
•Generate a portfolio summary report
•Update status in bulk
•Run comparative analysis across selected properties
