Knead to Know
Everything you need to know about Doughy, AI agents, Ops Credits, and how the platform works.
About Doughy
Doughy is an AI-powered operations platform for real estate professionals. It gives you a team of specialized AI agents that handle leasing, bookkeeping, lead follow-up, deal analysis, and tenant communications — so you can focus on growing your portfolio instead of managing it.
Doughy is built for solo landlords, real estate investors, property managers, and small teams who want to automate repetitive operations without hiring more staff. If you’re juggling spreadsheets, VAs, and disconnected tools — Doughy replaces all of that.
Most PM tools force you to choose between simplicity and power. Doughy combines AI-powered tenant communication, maintenance request triage, CRM-level lead tracking, and smart follow-ups in one platform designed to replace your PM software and your virtual assistant. It’s built for the investor-landlord hybrid — the persona most tools ignore.
Doughy handles communication, lead management, workflow automation, and AI operations natively. For specialized functions like accounting, it is built to sit alongside the tools you already use: your ledger exports in the CSV shape QuickBooks imports today, and direct account connections are on the way.
Doughy is currently in early access. Join the waitlist to be among the first to get access. Early adopters get founding member pricing and extended trial periods.
AI & Automation
Healthy skepticism is warranted — "AI" is slapped on too many things. Here’s where Doughy uses AI that actually works: an AI assistant that answers the tenant questions already covered in your listing, maintenance request classification and triage, intelligent lead qualification that asks the right questions 24/7, and AI-composed emails and texts that sound like you. The bar should be: does it save you measurable hours per week?
Doughy uses a team of specialized AI agents, each with a specific role — leasing, bookkeeping, acquisitions, and more. They share context and coordinate handoffs automatically. You set the rules, approve what matters, and let them handle the rest. It’s not one generic chatbot — it’s structured like a real operations team.
Chatbots wait for a question and answer it. AI agents act proactively — they can see that a new lead came in, draft the first response, offer viewing times, update the CRM, and queue a follow-up for your OK if the prospect goes quiet. Chatbots are conversational. Agents are operational. Doughy is built around agents.
Tenant inquiries are Doughy’s bread and butter. The AI answers prospective renter questions 24/7 with property-specific knowledge: unit availability, pricing, pet policies, amenities, and showing scheduling. It asks about budget, timing and pets up front and shows you how the answers line up against your criteria — you decide who moves forward.
Drafted responses for initial inquiries, follow-up reminders and re-engagement queued for your OK, maintenance request triage (with your approval for vendor dispatch), lead qualification and CRM updates, rent reminder sequences you approve, and professional communication drafting. Lease renewal automation is next on the list. It’s like having a VA that works 24/7 and never calls in sick — and it keeps learning new tricks.
Doughy runs the numbers on a deal you give it — rental estimates, expenses, and a quick snapshot against your investment criteria. It does not buy or scrape a comparable-sales database: bring your own comps and Doughy works from them. The real power is that it learns your acquisition criteria, so deals that match surface without you re-explaining what you are looking for.
Pricing & Ops Credits
Plans start at $82/month for solo investors on the 12-month term, or $99/month on the 3-month term, and scale up to a custom enterprise tier. Every plan includes AI agents, the safety controls, and a monthly Ops Credit allocation. Pricing is subject to change before launch. Visit our pricing page for full details.
Ops Credits are pooled usage units for all AI agent work — messages, emails, document processing, and automations. Each plan includes a monthly allocation. Agents pause when credits run out — no surprise bills. It’s a predictable, transparent way to pay for AI operations.
Voice calls have distinct infrastructure costs, and most investors think in terms of minutes. Keeping them separate makes it easy to understand your usage and plan accordingly — you can see exactly what’s going toward agent work versus calls.
Agents pause when credits are depleted — no surprise bills, no overages. Move up a tier to resume, prorated against what you have already paid. Buying extra credits without changing tier is on the way; it is not something you can do today.
Yes. Plans are bought on a 12-month term, where two of the twelve months are free, or a 3-month term at the standard rate; there is no one-month plan. Cancel any time from your account settings and you are not charged again — the term you have already paid for runs to its end rather than cutting off the day you cancel.
Crust & Safety
Anything that leaves your workspace — a message, a call, a public listing, a dollar spent — is held for your approval before it happens. Included on every plan at no extra cost, and there is no setting that turns it off. You also get a kill switch that stops everything instantly, and daily spend and call limits that cap what your agents can cost you.
Your workspace’s data is kept separate from every other customer’s, and everything moving between you and Doughy is encrypted in transit. Every teammate you add holds a defined role rather than blanket access, and agent activity is logged. If there is ever a breach affecting your personal information, we notify affected users within 72 hours.
Bad AI is worse than no AI. Doughy’s approach: the AI handles what it’s good at (instant answers, scheduling, FAQs, status updates) and escalates what it’s not (complex maintenance, disputes, emotional situations) to a human — with full conversation context so tenants never repeat themselves. Tenants always have a clear path to reach a real person.
Comparison & Migration
Because no single PM software does everything well. Traditional PM tools focus on tenant management but miss the investor side. Doughy takes a different approach — combining AI-powered communication, lead management, and deal pipeline with property operations in one platform, so you don’t need to stitch multiple tools together.
Most PM tools charge enterprise prices for features small landlords never use. Doughy is purpose-built for the 1–50 unit operator who also wears the investor hat — AI-powered tenant communication, maintenance request triage, CRM-level lead tracking, and smart follow-ups, all without the enterprise-level complexity or price tag.
The typical solution — hiring a VA at $1,500/month plus PM software — works but is expensive and creates key-person risk. Doughy replaces the VA for routine tasks (tenant comms, follow-ups, scheduling, data entry) while giving you an operational dashboard to manage 50+ units from your phone.
Most operators end up buying these separately: a PM platform, a CRM, accounting, listing sites, communication tools, scheduling, and some automation glue between them. Doughy’s mission is to collapse that stack into one AI-powered platform, with integrations for the specialized tools you still want to keep.
